Points de vigilance importants en 2026<\/strong><\/h1>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>La surtaxe sur les plus-values \u00e9lev\u00e9es<\/strong><strong><br><\/strong> D\u00e8s que la plus-value nette d\u00e9passe 50 000 \u20ac, une surtaxe de 2 \u00e0 6 % s\u2019applique.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Les terrains \u00e0 b\u00e2tir<\/strong><strong><br><\/strong> Leur fiscalit\u00e9 est plus stricte : le forfait travaux ne s&rsquo;applique pas.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Les biens en LMNP<\/strong><strong><br><\/strong> Ils rel\u00e8vent du r\u00e9gime des BIC, pas du r\u00e9gime des plus-values priv\u00e9es.<\/p>\n\n\n\n<h1 class=\"wp-block-heading\"><strong>7. R\u00e9forme 2026 : ce qui pourrait changer en 2027<\/strong><\/h1>\n\n\n\n<p class=\"wp-block-paragraph\">Le S\u00e9nat a vot\u00e9 une r\u00e9forme majeure dans le cadre du Budget 2026.
